What Causes Masonry Damage?

Masonry damage can be caused by a variety of factors, but water is one of the leading ones. When water penetrates your masonry, it can lead to several issues, such as:

  • Freeze-Thaw Cycle Damage: In cold climates, water absorbed into the masonry can freeze and expand, causing cracks and spalling (the flaking off of the surface layer).
  • Efflorescence & Discoloration: Water can dissolve salts within the masonry, which then crystallize on the surface as the water evaporates, leading to unsightly white deposits. Discoloration can also be red (due to rust), green (due to vegetation growth), or black/brown (due to soot buildup).
  • Erosion & Deterioration: Over time, water can erode mortar joints and even the masonry units themselves – especially in areas with heavy rain, cold winters, or wind-driven moisture.
  • Moss, Mold & Algae: These organisms can grow on or in masonry, particularly in damp, shaded areas. Their growth can retain moisture and cause further water infiltration and damage.
